Whether this is your first investment property or your fiftieth, Sexy Digs stands with you, making sure your property is marketed through all the online, local and national listing services all the way through to screening and ultimately placing a tenant into your home that meets our screening criteria.
First we sit down with you/ or discuss online the particulars that your property has to offer, any issues or problems that need to be addressed, and we then run a comparables’ market analysis so that you can feel comfortable with the amount that you decide you will make a month in rental income.
Then comes the marketing! It is probably no surprise that all the right words and descriptions will go an extremely long ways in making sure your property is competitive and fetches you the amount of money that you deserve to bring in.
Once the calls come rolling in, its time to show your property to potential tenants and start feeling out if the property is right for them and then the screening process begins.
Our screening process includes a comprehensive background check, credit check, and a lot of one on one calls with employers, landlords, and any other references provided in an effort to provide you with the best possible tenant that will not only pay the rent on time, but will actually take care of the place like it were theirs!
After a tenant has been vetted, a walk through is scheduled before move-in so we can make sure any thing is documented that might need repair or be a cosmetic issue as to not charge the tenant with upon leaving at the end of their term. As well this insures that the tenant’s security deposit is used for any defects that have come about during their tenancy that are above and beyond normal wear and tear or any other applicable local laws.
We drive by our properties on a regular basis to make sure that the landscaping of the properties is actually happening and that your yard is not being destroyed. Around the 6 month mark, we have an inspection scheduled. This is a great time frame as its not to long and most, out of compliance, tenants will be found out and either weeded out or brought into compliance.
